As we settle into January, I’ve been reflecting on the year's events.  It’s always a privilege to be your partner in navigating the ever-changing real estate landscape, and I am so grateful for your continued trust and support.

December 2025 Market Snapshot:

Average Sales Price: $435,455 (Up 2.4% from last year)
Average Days on Market: 62 Days
Total Closed Sales: 1,093 (Up 3% from last year)
Total Active Listings: 4,603 
Current Interest Rate Average: 6.2%

The Takeaway: After steady increases earlier in the decade, 2025 saw prices stabilize with only modest gains, and in some cases a slight decline. As we closed out 2025, we saw higher inventory levels, which helped slow price growth and gave buyers more negotiating room than in the hottest market years. Buyer participation softened as a result of higher interest rates, and slowed down the turnover.

Unlike an automated online estimate, a CMA considers the unique features of your property, local market conditions, and recent trends that only a trained professional can properly evaluate. The Three Types of Properties in a CMA
A comprehensive CMA examines three categories of comparable properties, or "comps":
  • Sold Properties (typically within the last 3-6 months) show what buyers have actually paid for similar homes. These are the most important because they represent real market transactions, not just asking prices.
  • Active Listings reveal your current competition. These properties are what buyers will compare your home against when you list it for sale.
